Former Organ and Dragon Public House, 65 London Road, Public Consultation

 

An application is currently being prepared that will seek planning permission for redevelopment of the vacant land, formerly the Organ and Dragon public house, at 65 London Road to provide 45 residential units (Use Class C3) with associated landscaping, car parking and other ancillary works.

This website has been created  in order to outline the proposed development and give local residents and stakeholders the opportunity to consider our proposals in advance of any application submission to Epsom and Ewell Borough Council.

The Proposed Development

 

The proposed development will comprise an ‘L’ shaped building with carparking to the rear and a landscaped boundary. The building will range in height from 3 to 6 storeys which will focus on the corner of the Ewell By-Pass and London Road Junction.


The building will provide 45 residential units which will comprise 21x1-bed units, 15x2-bed units and 9x-3bed units. The percentage of housing to be provided as ‘affordable housing’ is currently subject to viability assessments. The design of aspects such as balconies and landscaping have been considered in order to reduce the impact of the scheme on properties to the rear of the site.


The sites massing is based on the 2017 Strategic Housing Land Availability Assessment, undertaken by Epsom & Ewell Borough Council, which identifies the site as having the potential capacity for approximately 40 residential units.


A number of technical reports will be submitted as part of this application in order to demonstrate the impacts on matter such as transport impacts, heritage impacts, ecology, daylight and sunlight, drainage and contamination.


The site is located opposite the Ewell By-Pass Local Centre and is a short walk from Ewell Village Town Centre; as such the site represents a fantastic opportunity to create homes in a sustainable location.


The proposed development has been prepared following multiple rounds of consultation with Epsom and Ewell Borough Council as well as highways consultation with Surrey County Council.

We have now recieved a number of comments in respect of our proposals and aim to incorparate within our final submission.
